Napkin Analyzer — FAQ
What is a napkin analysis in real estate?
A napkin analysis is a quick back-of-the-envelope screen that tells you whether a deal is worth a full underwrite. It uses a handful of inputs — price, unit count, average rent, operating expenses, cap rate, and vacancy — to estimate NOI and value in under a minute. It is a go/no-go filter, not a replacement for full due diligence.
What inputs does the Napkin Analyzer need?
Six numbers: purchase price, number of units, average monthly rent per unit, annual operating expenses (or expense ratio), market cap rate, and vacancy rate. Optional fields let you add a target rent and stabilized cap rate to see the value-add case.
What does the Napkin Analyzer calculate?
Gross potential rent, effective gross income, net operating income, going-in cap rate, going-in value, stabilized value (at target rents), estimated exit value, value per door, and the price-to-value gap versus the asking price — plus a plain-English AI verdict on whether the deal holds.
How is going-in value different from stabilized value?
Going-in value is today's NOI divided by the market cap rate — what the property is worth as it operates now. Stabilized value uses the NOI you expect after raising rents to market and filling vacancies, divided by a stabilized cap rate. The spread between them is the value-add opportunity.
What happens after the napkin screen?
If the deal passes, one click carries your inputs into the Investor Analyzer for a full underwrite with unit mix, line-item expenses, financing, and Year 1–10 projections. Your numbers transfer automatically.
