Frequently asked questions

What is the WLP Multifamily Investment Analyzer?

A free suite of three browser-based calculators for underwriting US multifamily real estate (5 or more units): the Napkin Analyzer for a 60-second deal screen, the Investor Analyzer for a full investor-grade underwrite with Year 1–10 projections, and the Syndicator Dashboard for equity waterfall and IRR modeling. Built by Patrick Afrifah, a licensed real estate broker in Illinois and sales agent in Texas.

How does the analyzer value a multifamily property?

All three tools use the income approach: Value = Net Operating Income (NOI) ÷ Cap Rate. This is the standard valuation method for apartment buildings with 5 or more units. The tools calculate going-in value, stabilized value, and an estimated exit value from your inputs.

Is the multifamily analyzer free?

Yes. All three tools are free to use with no account required. Reports can be emailed to you as a PDF. An optional Pro tier, unlocked with an access code issued by the owner, adds deal history, direct PDF download, AI risk flags, and shareable deal links.

Does it work for single-family or 2–4 unit properties?

No. The tools are designed for 5+ unit multifamily, which is valued on income. Single-family and 1–4 unit properties are valued using comparable sales and are not supported.

Which US markets does it cover?

All 50 states and Washington, DC. The calculations are market-agnostic — you supply the price, rents, expenses, and cap rate for the deal you are evaluating.

What does the AI verdict do?

After you run the numbers, the tool sends your calculated metrics (not your personal data) to Anthropic's Claude model to produce a plain-English assessment of the deal's strengths and risks. It is informational only and is not financial, legal, tax, investment, or mortgage advice.
